Diane Smith

 Diane M. Smith is the Managing Partner of Marathon. Diane and Barry Smith founded Marathon in 1993. Notable major development, leasing and managements projects: Showcase Mall anchored by Coca-Cola, Sega GameWorks, M&M World on Las Vegas Boulevard and Tropicana;155,355 sf Smith’s Food & Drug (Kroger) grocery-anchored Shopping center in Henderson, Nevada (Horizon Marketplace); 167,000 sf Wal-Mart Neighborhood, a grocery-anchored shopping center in North Las Vegas, Nevada (Simmons Marketplace); Notable brokerage transactions include the sale of a 352-unit apartment project in Henderson, Nevada (Pacific Islands) for $25.5 million.

 

 Numerous build to suits and/or ground leases for the following: Hard Rock Café, Mars Candy, Coca-Cola, Chick fil A, Carl’s Jr, Del Taco, Denny’s, Dunkin Donuts, Starbucks, Tropical Smoothie, Pick Up Stix, Wells Fargo Bank, Shepler’s Western Wear, Sports Authority, Adidas, Blockbuster Video, The Tire Store, to name a few. Diane has completed thousands of leases in her career since 1984. She is exemplary at leasing, site planning, and creating strong and sustainable tenant mix. Along with the Marathon team, she coordinates and completes all aspects of development from land acquisition, zoning, site planning, leasing, consultant hiring, financing, construction, and property management. 

 Diane received a Bachelor of Business Administration degree from Long Beach State University. She has been a licensed Real Estate Broker in Nevada, Arizona and is currently licensed in Texas. Diane has been a member of The International Council of Shopping Centers since 1986, the former President of Zanjero Association, a former trustee for Green Valley United Methodist Church, and former President Renaissance Association.

Rick Baldwin

 Rick Baldwin joined the Marathon Team in 2019 supporting various commercial real-estate development ventures.  And as Marathon expands their level of engagements, his focus has been on general management and the capital financing structures.

 

 Rick is a veteran private equity executive with 25+ years of experience working in roles as the Chairman of the Board leading the oversight of executive teams or as an operating executive providing leadership as a member of executive team. He has led numerous capital formation initiatives and buy side transactions. And for the past 16 years he has advised portfolio companies on mergers and acquisitions, growth strategies, operational and process improvements, sales organization optimization, and new service introductions. He has held executive positions managing growth oriented lower-middle market companies as the CEO, COO or CFO. He is currently or has been previously a board member on more than a dozen companies.

 

 Rick received his undergraduate degree from U.T. Austin in Finance and Accounting and his Masters from Stanford’s Graduate School of Business.

David Grenier

 David joined the Marathon Team in 2019 where he manages the development projects and supports financing processes. As Marathon increases the number of active ventures, he will focus on overseeing the development side of the various projects.

 Prior to joining Marathon, David owned a portfolio of multifamily properties where he led the acquisition, development, and management processes. His career started in various investment management roles in the private equity and hedge fund space, spanning across six years. Prior to his commercial development experience, David spent twelve years in the military as a Navy SEAL as well as a Marine.

 David received his undergraduate degree from Northeastern University in Finance and Accounting and his MBA from Columbia Business School.

Dylan DiBello

 Dylan is a senior student at Southern Methodist University pursuing a Bachelors of Business Administration in Real Estate Finance, as well as a minor in Economics. Additionally, he has been a member of the Folsom Institute Real Estate Club, a member of the Sigma Phi Epsilon fraternity, a former scholarship chairman for his fraternity, a consistent SMU Dean's list student, and a former collegiate representative for Wonderboy Trading Group. 

 

 Dylan has spent the last two years managing a full time student status while working various full and part time jobs. He previously worked at Silverfort - a multi factor authentication solutions company and at Expedition Capital Advisors - a multidisciplinary real estate private equity firm. Dylan currently resides as a debt originations analyst at Greystone Servicing Company where he analyzes, sizes, and quotes agency loans for multifamily acquisition debt and refinance deals for the company's clients. He has originated loan proceeds near $200,000,000, $350,000 in potential revenue. Dylan has become proficient in financial analysis and the application to a deal of any size. Additionally, Dylan has recently mastered the art of full website graphic design and works part time with Marathon as a senior analyst in website design and financial analysis.
